GLOBAL MARKET
Miami
Miami is more than one market. Brickell, the beaches, waterfront condo corridors and established residential neighbourhoods can all offer a very different lifestyle — and a very different investment profile.
WHY MIAMI
A closer look at Miami’s new-development market.
For buyers looking at Miami from Canada or abroad, I want this page to focus on pre-construction and newer developments — what is being built, who is building it, where the project sits, how the payment structure works, and what makes one opportunity stronger than another.
Waterfront living
A large part of Miami’s appeal is being close to the bay, beach or marina — but building and location matter.
New development
Pre-construction and newer condo projects are a major part of the market, so developer, timing and fees deserve a closer look.
Neighbourhood first
Brickell, Miami Beach and Coconut Grove can feel like completely different markets even within the same city.
AREAS TO KNOW
A few Miami areas worth knowing.
Brickell
High-rise condo living, dining, offices and a dense urban lifestyle around the financial district.
Downtown Miami
A fast-changing urban core with condos, entertainment, waterfront access and major new development.
Miami Beach
Beachfront and lifestyle-driven living with a mix of condos, hotels, historic buildings and luxury properties.
Edgewater
Waterfront condos with Biscayne Bay views and easy access to both Downtown and Midtown.
Coconut Grove
Leafier, lower-density and more residential, with marinas, established homes and a village feel.
Coral Gables
Established homes, tree-lined streets and a more traditional residential feel outside the condo-heavy core.
Sunny Isles Beach
High-rise beachfront living with newer luxury towers and strong international buyer interest.
Pre-construction
With pre-construction, the project matters as much as the neighbourhood. I’d look closely at the developer, deposit structure, expected completion, unit mix, rental rules, carrying costs and what competing supply will exist by the time the building is delivered.
Choosing the right project
A beautiful render is not enough. The goal is to compare projects based on location, developer track record, pricing, layouts, future supply, fees and the kind of buyer or tenant the building is likely to attract later.
FOR CANADIAN BUYERS
The purchase is only one part of the decision.
Cross-border ownership can involve financing, tax, legal, insurance and property-management questions that are different from buying in Ontario. I help you understand the market and connect you with appropriately licensed local professionals for the transaction and the other pieces around it.
