GLOBAL MARKET
Dubai
Dubai is one of the world’s most active off-plan markets, with new launches, master-planned communities and payment structures that can look very different from project to project.
WHY DUBAI
Off-plan is the focus — but the project still has to make sense.
Developer, payment plan, location, future supply and handover timing can matter just as much as the headline price. Two projects at a similar price point can be very different once you look closer.
New development
Off-plan and newly completed projects are a major part of the market, so the project itself matters.
Lifestyle variety
Waterfront towers, urban high-rises, villa communities and quieter residential areas all exist within the same city.
Global buyer market
Dubai attracts buyers from many countries, which means demand can be very international and project-specific.
AREAS TO KNOW
A few Dubai areas worth knowing.
Downtown Dubai
High-rise city living close to major landmarks, hospitality and a large concentration of newer condo product.
Dubai Marina
Waterfront towers, marina views, restaurants and a walkable high-rise lifestyle.
Palm Jumeirah
Resort-style waterfront living with apartments, branded residences and luxury villas.
Business Bay
A central high-rise district with residential towers, offices and a large pipeline of newer projects.
Dubai Hills Estate
A master-planned community with newer apartments, townhomes and villas in a more residential setting.
Jumeirah Village Circle
A large residential community with apartments, townhomes and villas across a broad range of price points.
Dubai Creek Harbour
A newer waterfront district with high-rise residential development and ongoing growth.
OFF-PLAN & NEW DEVELOPMENT
The brochure is the beginning — not the decision.
With a new project, I’d want to understand the developer, payment schedule, handover timeline, surrounding supply, unit mix and what else is being built nearby. A strong location or beautiful render does not automatically make every project a good fit.
Lifestyle purchase
If this is somewhere you plan to spend time, think first about how you want to live: waterfront vs. city, apartment vs. villa, walkability, privacy, amenities and how often you’ll actually be there.
Investment-focused
If the priority is investment, the questions change: purchase structure, service charges, rental demand, future supply, developer reputation, exit strategy and how the project compares with nearby alternatives.
